Uptown and Downtown together hold 54 of the 76 Dallas high rise apartment communities we track, and they’re the two corridors most renters compare first. They sit about 5 minutes apart, but they offer very different trade-offs. This is a dated 2026 snapshot of the numbers, based on published rent ranges and specials in our inventory as of early September. For the evergreen six-corridor comparison, see our neighborhoods guide.
The Headline Numbers
| Uptown, Turtle Creek & Victory Park | Downtown Dallas | |
|---|---|---|
| High rise communities | 33 | 21 |
| Lowest entry rent | $1,409 (The Arcadian) | $1,049 (The Continental) |
| Highest top rent | $20,970 (Selene) | $17,000 (The National) |
| Tallest tower | The Victor, 39 floors | The National, 52 floors |
| Walk Score / Transit Score | 89 / 87 | DART rail hub (all lines) |
| Transit | DART + free M-Line trolley | Every DART light rail line |
| To Love Field | About 20 minutes | Short drive |
Uptown’s Walk and Transit Scores are the best of any Dallas high rise corridor. Downtown’s advantage is rail: every DART line meets there.
Rent: Downtown Starts Lower, Uptown Has More Choice

Downtown has the lower floor. Four communities start under $1,250: The Continental ($1,049), The Kirby ($1,143), Main 3 Downtown ($1,204) and Manor House ($1,230). Many are historic conversions or older towers.
Uptown has more buildings competing in the $1,900–$2,600 entry band, about 20 towers, which keeps specials active. Its lowest entries are The Arcadian ($1,409), Skyhouse Dallas ($1,420), Whitney Uptown ($1,485) and Victory Place ($1,605).
At the top, Uptown’s Maple Avenue towers (Selene, Maple Terrace, 2811 Maple) reach $19,000–$21,000. Downtown’s top is The National at $17,000.
Specials This Month
Uptown: The Victor, Aster and The Arcadian at 2 months free; Hanover Turtle Creek at 8 weeks; Novel Turtle Creek, The 23 and Parkview Turtle Creek at 6 weeks; Cirque Residences at 1.5 months; Victory Place at $2,250 off the first month.
Downtown: Atelier Tower (plus look-and-lease), Atelier Lofts, East Quarter Residences, Mosaic Dallas, Manor House and The Continental at 2 months free; The Sinclair, The Statler and Modera St. Paul at 1.5 months.
Both corridors are competitive. Downtown has slightly more towers at 2 months free; Uptown has more lease-up offers.
Reading the numbers
Downtown’s lower entry rents come mostly from older and converted buildings. If you want a new A+ tower, compare like for like: The Sinclair or Atelier against The Victor or Hanover Turtle Creek.
Walkability and Daily Life

Uptown is built for walking: McKinney Avenue restaurants, West Village, the Katy Trail and Klyde Warren Park. The free M-Line trolley ties it together.
Downtown is built for rail and offices: Main Street dining, the Arts District, the Farmers Market and the AT&T Discovery District. Evenings are quieter than Uptown on most blocks, livelier around Main Street.
Commute
From Uptown, Downtown is about 5 minutes away by car, Love Field about 20. Uptown also gives direct access to the Dallas North Tollway for Plano and Frisco commuters. Downtown wins for anyone commuting by rail, including DART’s Orange Line to DFW International Airport. Our apartments near DART page covers transit-first buildings in both.
Five Matchups Worth Touring
If you’re torn between the two corridors, these side-by-side pairs make useful comparisons because they target similar renters:
| If you like… | Uptown option | Downtown option |
|---|---|---|
| New A+ tower with a strong special | Hanover Turtle Creek (8 weeks free) | The Sinclair Residences (1.5 months free) |
| Tall tower, big views | The Victor (39 floors) | AMLI Fountain Place (45 floors) |
| Entry rent near $1,400 | The Arcadian ($1,409, 2 months free) | Lone Star Gas Lofts ($1,425) |
| Highly rated boutique | Selene (4.9★) | Peridot (4.9★) |
| Big special, near the park | Aster (2 months free) | Atelier Tower (2 months free + look-and-lease) |
Touring one from each column on the same day makes the corridor decision easy.
Daily Costs Beyond Rent
Rent isn’t the only cost that differs. In Uptown, many residents walk to dinner and the trail, and some skip a second car. In Downtown, rail access can replace a car entirely for some commuters. Parking costs vary building by building in both. If you’ll drive daily to the suburbs, Uptown’s Tollway access usually wins; if you’ll ride DART, Downtown does.
How This Snapshot Will Change
Both corridors have towers in or near lease-up, and concessions move quickly. We’ll revisit these numbers in future market reports. For the current quarter’s corridor-level rents and specials, see our Q3 2026 price tracker.
Who Should Choose Which
- Choose Uptown for walkability, nightlife, the Katy Trail, more choice and a reverse commute to Legacy West.
- Choose Downtown for rail commuting, the lowest high rise rents in the core, historic character and the tallest towers.
Either way, the right building matters more than the corridor once you’ve decided. Our guide to living car-free in a Dallas high rise covers both.
Can’t decide? Start your search and we’ll shortlist towers in both corridors so you can compare in person.
