This is our September 2026 check-in on the newest Dallas high rise apartments: what’s delivered, what’s still in lease-up, what concessions are on the table, and what’s coming through 2027. It’s a dated snapshot. Specials move quickly in lease-up, so we confirm current terms before every tour.

The Supply Backdrop

DFW delivered more than 44,000 units in 2024. That number is expected to fall to about 21,000 in 2026 (Marcus & Millichap). Meanwhile, net absorption ran 28,600 units over the trailing year, up 10% (CoStar, Q2 2026). Fewer new buildings plus steady demand usually means lease-up concessions get smaller over time. The towers below are some of the last big lease-up opportunities before that tightening.

  • Fairmount Tower: proposed 31 floors, targeting 2027
  • Four Seasons Hotel & Residences: proposed 118 condos, targeting 2027

Proposed projects can shift or change scope, so treat these dates as targets, not promises. If you’re choosing a unit with a view toward either site, ask us about view risk.

How Lease-Up Concessions Typically Change

Lease-up concessions don’t stay fixed. A typical new tower follows a rough pattern:

  1. Pre-leasing and opening: the deepest offers, sometimes with founder’s rates or extra weeks free, to build early occupancy.
  2. Mid lease-up: concessions stay strong but may narrow as floors fill.
  3. Approaching stabilization: offers shrink, and look-and-lease credits replace weeks free.
  4. Stabilized: concessions follow the broader market.

Hanover Turtle Creek and Parkview Turtle Creek are both in the earlier stages, which is why their offers remain strong. The 2024 towers still running 1.5 to 2 months free are further along but still competitive.

What This Means If You’re Moving Soon

If you want new construction with a strong concession, the Turtle Creek pair (Hanover Turtle Creek and Parkview Turtle Creek) and the 2024 towers still offering 1.5 to 2 months free are the places to start. If you’d rather have a proven building, our guide to new construction vs. established high rises explains the trade-offs, and leasing in a lease-up tower covers what to expect as a first-wave resident.
