Why we only work with high rises
Dallas has more high rise apartment choice than any city in Texas. Uptown, Turtle Creek and Victory Park alone hold 33 towers. That's great news for renters, until you try to compare them. Portals show a rent range and a few photos. They don't show floor-level pricing, noise by floor, which management teams answer the phone, or which buildings will waive a fee if you ask.
So we narrowed our focus. We work only with buildings of 10 or more residential stories, plus a few 7–9 story mid-rises where finishes and service match. That focus is how we keep current on 76 communities: their credit tiers and income rules, their concessions, their best stacks and their quirks.
Our clients are corporate transferees, professionals moving up from garden-style apartments, luxury renters at the top of the market, empty nesters leaving a house, and strong-income renters with imperfect credit. What they share is a preference for a short, accurate list over a long, vague one.
How we're paid
Communities pay our brokerage a referral fee when a renter we've matched signs a lease. Renters pay nothing, and your rent is the same as walking in on your own. We explain the arrangement in detail in our guide, Is a Dallas apartment locator really free?, and in the TREC Information About Brokerage Services notice.
What we don't cover
On this site we track credit tiers, income multiples, rental history lookbacks and deposit alternatives. We don't cover eviction, criminal or broken-lease situations here. Those renters are served by our second chance sites.

How We Work
Back every claim with a fact
A building name, a rent, a story count or a sourced market stat. If we can not support it, we do not say it.
Honest about limits
We tell you when a building is a stretch, when a special is not as good as it looks, and what we do not cover on this site.
Time saved, not tours added
Our job is to shrink 76 towers to the 3–5 worth your Saturday, not to fill your calendar.
