Frisco and Plano High Rise Searches: Common Pitfalls
Toll bills on a Legacy West or Frisco commute
The problem: You pick a cheaper tower farther out, then the monthly Tollway bill and a second garage space erase the savings.
Why it happens here: Most of these towers depend on the Dallas North Tollway and Sam Rayburn Tollway, where NTTA charges pay-by-mail drivers double the TollTag rate, and Frisco relies on DCTA's on-demand GoZone rather than DART rail.
How we handle it: Our corporate relocation search maps your drive to Toyota, Liberty Mutual or your Frisco office and adds tolls and parking to each tower's net effective rent.
Touring 15 towers to find 3
Renters searching alone often see 10–15 buildings before they find a short list worth applying to.
Listings skip what matters
Floor-level pricing, noise by stack, management responsiveness and which buildings negotiate rarely appear online.
Upper floors lease quietly
Top-floor and penthouse units often lease during the 60-day notice window, before they are photographed.
Application fees for a no
Each building sets its own credit tier. At $50–$100 per application, guessing wrong adds up.

How the Suburban Towers Break Down
Legacy West (Plano). The Kincaid at Legacy (2018, 25 floors, 4.3 stars) and LVL29 (2019, 29 floors, 4.2 stars, 1-4BR) are our default shortlist for transferees joining Legacy West employers.
Frisco. Twelve Cowboys Way (2020, 17 floors, 4.7 stars), The Monarch Hall Park (2023, 19 floors) and Skyhouse Frisco Station (2019, 25 floors, 1 month free) serve Frisco's growing employment hubs. Live Grandscape (2022, 14 floors, 1.5 months free) sits in The Colony's Grandscape development.
Flower Mound. Thirty One Eleven Sunset (2025, 16 floors) brings ultra-luxury to the northwest suburbs.
North and Northeast Dallas. Verona (13330 Noel Rd, 16 floors, 1 month free) and Aspire Park Lane (8066 Park Lane, 20 floors, 2 months free) are closer-in options with easy access to the Galleria and NorthPark.
South Dallas. Skyline at Kessler (1964/2022, 11 floors) is a renovated older tower and the lowest-priced high rise we track.
Getting Around from the Suburban Towers
These towers are built for driving commutes. The Dallas North Tollway and Sam Rayburn Tollway (SH-121) connect Legacy West, Frisco Station, Hall Park and Grandscape, and most buildings have attached garages.
Legacy West in Plano is home to major employers including Toyota North America, Liberty Mutual and JPMorgan Chase, and The Kincaid and LVL29 put you within walking distance of that campus cluster and its restaurants. In Frisco, Twelve Cowboys Way sits at The Star, The Monarch Hall Park at Hall Park and Skyhouse Frisco Station at Frisco Station.
Closer in, Verona on Noel Road in Far North Dallas sits near the Galleria Dallas, and Aspire Park Lane sits near NorthPark Center and Park Lane Station on DART. Skyline at Kessler in Kessler Park is the one South Dallas option, a short drive west of Downtown.
Who the Suburban Towers Suit Best
These buildings suit corporate transferees with offices in Plano, Frisco or Legacy West who want high rise living without a daily drive down the Tollway. They also suit families and space-seekers, since several offer 3-bedroom and even 4-bedroom units.
Renters on a tight budget should look at Skyline at Kessler first: $909 entry rent and 2 months free is unmatched anywhere in Dallas.
They suit you less if you want to walk to nightlife most nights or live car-free. Uptown and Downtown are better for that, and many Legacy West employees choose Uptown and reverse-commute.
What Our Renters Tell Us
"Transferring from Chicago with three weeks to find a place, I got five buildings near my Uptown office, live video tours, and signed without a second trip."
"They told me upfront which towers would accept my credit. One application, one approval, no wasted fees."
Tollways, Campuses and ZIP Codes
The suburban towers sit far apart, so we treat them as commute clusters rather than one neighborhood. Legacy West in Plano, ZIP 75024, is bordered by the Dallas North Tollway and Sam Rayburn Tollway and houses Toyota's North American headquarters plus JPMorgan Chase, Liberty Mutual and FedEx Office offices, with more than 1,300 homes on site, including The Kincaid and LVL29.
In Frisco (ZIP codes 75033 to 75036), Twelve Cowboys Way sits at The Star, the Dallas Cowboys' 91-acre headquarters campus that opened in 2016. Frisco funds economic development with a local sales tax rather than DART, so there's no rail line to fall back on, and DCTA's GoZone on-demand service fills the gap.
That makes the Tollway part of the rent. NTTA bills pay-by-mail ZipCash drivers double the TollTag rate on both tollways, so we add tolls and parking to each tower's monthly cost. Closer in, Verona near the Galleria Dallas and Aspire Park Lane near NorthPark Center and Park Lane Station keep commutes shorter.
Our corporate housing & relocation and high rise apartments with parking searches cover every tower on this page.
