Living in Deep Ellum: The Real Trade-Offs
Getting home to Elm or Main when the weekend street closures start
The problem: Your rideshare can't reach the lobby on a Saturday night, and guests circle the blocks looking for a way into the garage.
Why it happens here: Dallas police close parts of Main, Elm and Pryor streets to cars on busy Friday and Saturday nights, roughly 10 p.m. to 3 a.m., right where the Elm and Main Street towers sit.
How we handle it: Our affordable high rise search compares garage entrances and stack orientation at all four towers, and points night owls to The Oliver on N Haskell Avenue if closures are a deal-breaker.
Touring 15 towers to find 3
Renters searching alone often see 10–15 buildings before they find a short list worth applying to.
Listings skip what matters
Floor-level pricing, noise by stack, management responsiveness and which buildings negotiate rarely appear online.
Upper floors lease quietly
Top-floor and penthouse units often lease during the 60-day notice window, before they are photographed.
Application fees for a no
Each building sets its own credit tier. At $50–$100 per application, guessing wrong adds up.

One honest note: ratings swing widely here. The Case Building averages 4.3 stars and The Oliver 4.7, while The Hamilton at The Epic averages 2.6. We'll tell you what residents are reacting to, so a low entry rent doesn't turn into a long year.

The Four Deep Ellum Towers
The Oliver (2024, 19 floors, 4.7 stars, 2 months free) is the luxury option, with studios through 2-bedrooms up to $7,380. Its N Haskell Avenue location puts it a bit apart from the nightlife core.
The Hamilton at The Epic (2020, 26 floors) is the tallest tower in the corridor and part of The Epic mixed-use development on Elm Street. Its rents start low, but its 2.6-star average is the lowest in the group, so we look closely at what's driving reviews.
The Case Building (2017, 17 floors, 4.3 stars) on Main Street has the lowest entry rent at $1,196 and solid resident ratings.
The Gabriella (2020, 14 floors, 4.3 stars, 2 months free) offers studios through 3-bedrooms, which is unusual at its price, and is a good option for roommates.
Getting Around from Deep Ellum
Deep Ellum Station on DART Light Rail puts Downtown one stop away, and Elm Street and Main Street run straight into the core. US-75 sits along the western edge, so getting north to Uptown, Knox-Henderson or Richardson is quick by car.
The Baylor University Medical Center campus is close by in Old East Dallas, which makes this corridor practical for hospital staff. The Oliver sits on N Haskell Avenue toward Old East Dallas, a calmer setting than the towers on Elm and Main.
Deep Ellum's music venues, bars and restaurants are the draw, and the reason to think about noise. Weekend crowds and late-night sound vary by street side and floor, so we always flag which stacks face the busiest blocks.
Who Deep Ellum Suits Best
Deep Ellum suits younger professionals and renters who want energy outside their door: live music, late dinners and a short ride Downtown. It's also a smart pick for budget renters who want new construction, since three of the four towers start under $1,350.
Medical staff at Baylor University Medical Center get one of the shortest commutes in the city.
It suits you less if you go to bed early on weekends, or if you want a quiet, tree-lined street. In that case, ask us about upper floors on the quieter sides, or look at Turtle Creek and Knox-Henderson instead.
What Our Renters Tell Us
"Transferring from Chicago with three weeks to find a place, I got five buildings near my Uptown office, live video tours, and signed without a second trip."
"They told me upfront which towers would accept my credit. One application, one approval, no wasted fees."
Elm, Main and N Haskell: What to Know
Deep Ellum, ZIP 75226, runs east from the elevated I-45/US-75 freeway to Exposition Avenue, and its name comes from a corruption of Elm Street. It grew around an 1870s railroad junction, and buildings like the 1888 Continental Gin complex still set the brick-and-warehouse character around the towers.
Nightlife is the draw and the trade-off. On busy Friday and Saturday nights, Dallas police close parts of Main, Elm and Pryor streets to cars from roughly 10 p.m. to 3 a.m., which affects rideshare drop-offs and guest parking for towers on those blocks. The Oliver on N Haskell Avenue sits outside that core.
Deep Ellum Station on the DART Green Line, built where the old Good-Latimer tunnel stood until 2007, puts the core one stop away. Baylor University Medical Center in Old East Dallas is a short drive, which keeps hospital staff on our shortlist calls for these four towers.
Our affordable high rise apartments and new high rise apartments searches cover every tower on this page.
