What Makes Knox-Henderson Hard to Shop
Downsizing from a Park Cities house into a boutique Knox Street tower
The problem: After years in a Highland Park or Preston Hollow home, an apartment can feel tight fast, and furniture, storage and staying close to old routines suddenly decide the move.
Why it happens here: Highland Park is a separate 2.2-square-mile town with strict zoning since 1990, so renters who want to stay near the Park Cities usually look at the six high rises just outside its border in ZIP 75205.
How we handle it: Our luxury high rise search checks floor plan size, storage and furniture fit at The McKenzie, The Galatyn and Nove at Knox before you tour.
Touring 15 towers to find 3
Renters searching alone often see 10–15 buildings before they find a short list worth applying to.
Listings skip what matters
Floor-level pricing, noise by stack, management responsiveness and which buildings negotiate rarely appear online.
Upper floors lease quietly
Top-floor and penthouse units often lease during the 60-day notice window, before they are photographed.
Application fees for a no
Each building sets its own credit tier. At $50–$100 per application, guessing wrong adds up.

What Knox-Henderson High Rises Cost Right Now
Knox-Henderson has the highest price per square foot of any Dallas corridor, and its top end shows it. The Galatyn (3030 Monticello Ave, StreetLights, 2025) offers only 2- and 3-bedroom homes from $18,600 to $20,000 and holds a perfect 5.0 resident rating so far. 8119 (8119 Douglas Ave, Willow Bridge, 2024) runs $3,700 to $20,475 and is currently offering 2 months free. The McKenzie (3140 Harvard Ave, StreetLights) runs $4,000 to $19,500.
The corridor isn't all five figures. Nove at Knox (3031 Oliver St, Kairoi) starts at $1,764 with 1 month free, and Katy Trail Uptown (5350 McKinney Ave) starts at $2,287. Hanover Preston Hollow (2025, 23 floors) on W Northwest Highway runs $2,668 to $13,655 with 4 weeks free.
That range means a renter with a $3,000 budget and a renter with a $15,000 budget can both live here, just in very different buildings.

The Six Knox-Henderson Towers
The Galatyn (2025, 20 floors, 2-3BR only) is built for renters who want a house-sized home with tower services. With no studios or 1-bedrooms, the resident mix skews toward downsizers and executives.
The McKenzie (2019, 22 floors, 4.4 stars) is the established ultra-luxury option, managed by StreetLights like The Galatyn. It's one of the three buildings we compare head to head in our Selene vs. 2811 Maple vs. The McKenzie guide.
8119 (2024, 15 floors, Willow Bridge) is the newest boutique tower in the corridor and is still offering 2 months free, which is rare at its price point.
Hanover Preston Hollow (2025, 23 floors) is the tallest building in this corridor and brings new construction to the Preston Hollow edge, with 4 weeks free during lease-up.
Nove at Knox (2021, 19 floors, Kairoi, 4.6 stars) and Katy Trail Uptown (2021, 14 floors) are the accessible entry points, both with studios through 3-bedrooms and direct access to Knox Street and the trail.
Getting Around from Knox-Henderson
Knox-Henderson is built around two walkable streets: Knox Street, with its restaurants and boutiques, and Henderson Avenue on the east side of US-75 Central Expressway. The Katy Trail runs right through the neighborhood, so a morning run or dog walk to Uptown doesn't require a car.
US-75 is the main north-south artery, which makes it straightforward to reach Downtown to the south or North Dallas and Richardson to the north. Highland Park Village and the Park Cities sit just west, which is why so many residents here are downsizing from nearby homes.
Hanover Preston Hollow sits farther north on W Northwest Highway, closer to Preston Hollow and NorthPark Center. It's a different feel from Knox Street: more residential, less walkable, and quicker to the Tollway.
Who Knox-Henderson Suits Best
This corridor is our first recommendation for empty nesters and downsizers trading a Highland Park or Preston Hollow home for lock-and-leave living. They tend to care more about finishes, quiet and security than price per square foot, and the boutique towers here deliver that.
It also fits luxury renters who want walkable dining without Uptown's late-night energy, and Katy Trail runners and dog owners who want the trail at their door.
It suits you less well if you need a big choice of buildings (there are only six), or if you want deep concessions across the board. Outside 8119, Nove at Knox and Hanover Preston Hollow, specials here are modest.
What Our Renters Tell Us
"We sold our Preston Hollow house and wanted quiet, security and a real concierge. They knew which floors to avoid and got a fee waived."
Knox Street, the Katy Trail and the Highland Park Line
Knox-Henderson, mapped by Wikipedia as Knox Park in ZIP 75205, sits north of Uptown and just east and south of the Town of Highland Park. It centers on Knox Street, Henderson Avenue, McKinney Avenue and Cole Avenue, with restaurants and shops at street level and boutique towers above.
Highland Park is its own 2.2-square-mile town, incorporated in 1915, with a single public safety department and strict zoning since 1990. Downsizers leaving homes there or in Preston Hollow often want to stay within a few minutes, which is why the larger 2- and 3-bedroom homes at The McKenzie, The Galatyn and 8119 matter so much here.
The Katy Trail crosses Knox Street on its 3.5-mile run between Victory Park and Mockingbird Station, so dog walks and morning runs start at the lobby door. For drivers, US-75 Central Expressway runs the east side and W Northwest Highway reaches Hanover Preston Hollow to the north.
Our luxury high rise apartments and new high rise apartments searches cover every tower on this page.
