The 2026 Dallas market
Dallas high rise renters have leverage right now. DFW vacancy sits at 6.6% (Marcus & Millichap, Q2 2026), 4–8 weeks free is typical across Uptown, Victory Park and Downtown towers, and the Design District's two towers are offering 3 months free. That leverage fades as supply tightens: deliveries are expected to fall to about 21,000 units in 2026 from more than 44,000 in 2024. Knowing which buildings will move on net effective rent, and which won't, is where a TREC-licensed apartment locator earns its keep.
Dallas has more high rise choice than any city in Texas. That's great until you try to compare it from a portal.
Most renters searching alone see 10–15 towers before they find a short list worth applying to. That is several Saturdays gone.
Floor-level pricing, noise by floor, management responsiveness and which buildings negotiate never show up in a listing.
Upper-floor and penthouse units often lease during the 60-day notice window, before anyone photographs them.
Every building sets its own credit tier. At $50–$100 per application, guessing wrong adds up fast.
We fix all four by doing the comparison for you, building by building, before you tour. See how it works.

We work exclusively with buildings of 10 or more residential stories, plus select 7–9 story mid-rises where finishes match. That focus is how we know 76 communities floor by floor.
Credit tiers, income multiples, rental history lookbacks and deposit alternatives tracked at every building, so you apply once where you will clear.
Buildings that see many of our renters respond when we ask for waived fees, better concession terms and move-in timing.

Uptown, Turtle Creek and Victory Park hold 33 towers along the Katy Trail, with a Walk Score of 89. Downtown sits on the DART Light Rail hub next to the AT&T Discovery District. Knox-Henderson is the priciest per square foot, the Design District has the deepest specials, and Deep Ellum has the lowest A+ entry rents.
Maple Avenue ultra-luxury, Victory Park towers by the AAC and Turtle Creek's tree-lined buildings. The most choice, and the most need to compare.
Historic conversions next to new A+ towers, on top of the DART rail hub. The widest price range in Dallas and frequent 2-month specials.
Small, walkable and expensive. Boutique towers near Knox Street dining, popular with downsizers leaving Highland Park and Preston Hollow homes.
Two A+ towers on Hi Line Drive with 3 months free at both. Gallery streets, Trinity Strand Trail and the Medical District next door.
Entertainment-adjacent towers with low A+ entry rents and a younger crowd. Weekend noise depends on street side and floor.
High rises near Legacy West, Frisco Station and Hall Park, plus Skyline at Kessler from $909. Built for corporate commutes.
"Transferring from Chicago with three weeks to find a place, I got five buildings near my Uptown office, live video tours, and signed without a second trip."
"They told me upfront which towers would accept my credit. One application, one approval, no wasted fees."
"We sold our Preston Hollow house and wanted quiet, security and a real concierge. They knew which floors to avoid and got a fee waived."
"I wanted a high rise under $1,500. They found a Downtown loft with two months free that I never saw on the portals."
