How the Search Moves

The Four Steps

  1. 1

    Take the 60-second questionnaire

Budget, move-in date, bedrooms, corridor and priorities: pets, parking, views, credit profile, employer.

  2. 2

    Get 3–5 matches by text

We filter 76 communities by screening fit, availability and specials, then send base and net effective rent with our notes on floors and stacks.

  3. 3

Tour in person or on video

We book appointments at the towers you pick, or tour the actual unit with you on live video if you are out of state.

  4. 4

    Negotiate, apply once, move in

We ask for waived fees, better concession terms and the right move-in date, then help you apply where your profile clears.

Communities pay our referral fee. Your rent is the same as walking in on your own.

Brokerage Disclosure

Full Transparency: How We're Paid

Texas requires licensed brokers to explain how they're compensated. Here it is in plain English.

Do renters pay a fee?

No. Our consultation, shortlists, pricing comparisons and tour bookings are free to renters.

How we are paid

Participating communities pay our brokerage a referral fee from their marketing budget when a renter we matched signs a lease.

Does it change my rent?

No. Your rent is the same as walking in on your own, and we often negotiate better concession terms or waived fees.

Who regulates us?

We are licensed through Spirit Real Estate Group, TREC #562021. TREC notices are linked in our footer.

Why it fits

Hines-managed A+ tower with a 4.7-star resident average and a published range from $2,121. Walkable to Victory Park dining, DART and the Katy Trail, about 5 minutes from Downtown.

Trade-offs to consider

Units facing the American Airlines Center plaza hear event-night crowds, and guest parking can be restricted during games and concerts. We'd steer you to a stack facing away from the plaza.

Process Questions

Is your apartment locating service really free?

Yes. The community you lease at pays our brokerage a referral fee, and renters pay nothing. Your rent is the same rent you'd be quoted walking in on your own. We're licensed through Spirit Real Estate Group (TREC #562021), so the arrangement is disclosed in the TREC Information About Brokerage Services notice linked in our footer.

What do you count as a high rise?

Ten or more residential stories. We also include select 7–9 story mid-rises where the finishes, concierge service and construction match what you'd get in a true tower. Our inventory runs from 11-story Peridot and Skyline at Kessler up to The National at 52 floors.

How many buildings will I tour?

Usually 3–5. We match your budget, move-in date, corridor and must-haves against the 76 high rise communities we track, then cut anything that fails on credit tier, pet rules, parking or floor availability. Most renters touring on their own see 10–15 buildings to get to the same shortlist.

How fast will I hear back?

Text replies come in under 5 minutes during business hours (Mon–Fri 8 AM to 8 PM, Sat 9 AM to 5 PM). Questionnaires sent after hours are answered first thing the next business morning.

Can you help with an eviction or criminal record?

Not on this site. We track credit tiers, income multiples, rental history lookbacks and deposit alternatives at every building. Eviction, criminal and broken-lease situations are handled through our second chance sites, which track a different set of buildings and criteria.

Can I lease before I move to Dallas?

Yes. We shortlist by commute, run live video tours of the actual unit (not the model), and coordinate the application remotely. Many transferees sign before they ever land at DFW.

Still have a question?

Send it with your questionnaire and a licensed locator will answer by text.
