Downtown Dallas High Rise Problems We Solve
Office-era layouts and parking in Downtown's conversions
The problem: A 1930s loft looks perfect online, then you learn parking is in a separate garage, the amenity list is short and the electric account is yours to set up.
Why it happens here: Many Downtown homes sit inside converted commercial buildings like the 1931 Dallas Power & Light tower, a Dallas Landmark, where floor plates and garages were built for offices rather than residents.
How we handle it: Our affordable high rise search compares each conversion's parking, amenities and true monthly cost against new towers like The Sinclair before you tour.
Touring 15 towers to find 3
Renters searching alone often see 10–15 buildings before they find a short list worth applying to.
Listings skip what matters
Floor-level pricing, noise by stack, management responsiveness and which buildings negotiate rarely appear online.
Upper floors lease quietly
Top-floor and penthouse units often lease during the 60-day notice window, before they are photographed.
Application fees for a no
Each building sets its own credit tier. At $50–$100 per application, guessing wrong adds up.
All 21 Downtown High Rises Compared
Downtown Dallas has 21 high rise communities and the widest range of any corridor: 1910s to 1960s conversions next to brand-new A+ towers, all on top of the DART rail hub.

What Downtown High Rises Cost Right Now
Downtown has the widest price spread of any Dallas corridor, and that's what makes it interesting. At the low end, The Continental at Mercantile Place starts at $1,049, The Kirby (a 1913 building converted in 2017) at $1,143, Main 3 Downtown at $1,204 and Manor House at $1,230. Several of these carry 1 to 2 months free, so their net effective rent drops further.
The new A+ towers sit higher. The Sinclair Residences (2024, 49 floors) runs $2,420 to $10,615 with 1.5 months free. AMLI Fountain Place (45 floors) runs $2,222 to $11,987. Atelier Tower (41 floors) starts at $1,840 and is offering 2 months free plus a look-and-lease credit, which is unusual for a tower at that height.
At the top, The National at 1401 Elm St is the tallest rental in Dallas at 52 floors, with rents reaching $17,000. It's a 1964 tower renovated in 2020, so it carries a C+ asset class even though residents rate it 4.1 stars. That gap between class and experience is exactly the kind of thing we explain before you tour.

How the Downtown Towers Break Down
New A+ towers. The Sinclair Residences (405 N Ervay, ZRS, 2024, 49 floors, 4.7 stars), Atelier Tower and Atelier Lofts (1801 N Pearl St, 41 floors), AMLI Fountain Place (45 floors), East Quarter Residences (20 floors, 2 months free), Peridot (2023, 11 floors, 4.9 stars) and Modera St. Paul (2024, 16 floors, 1.5 months free). These deliver modern finishes, full amenity decks and the best views in the corridor.
Mid-century and 1970s towers. The National (1964/2020, 52 floors), Mosaic Dallas (1952/2007, 31 floors, 2 months free plus $500 look-and-lease), Gables Republic Tower (2006, 36 floors), One Dallas Center (1978, 30 floors) and Manor House (1965/2007, 25 floors). Big floor plates, real height and often lower rent per square foot.
Historic conversions. The Kirby (1913), Dallas Power & Light Lofts (1931, 14 floors), Lone Star Gas Lofts and Lone Star Gas Lofts Phase II (1931, 12 floors), 1900 Pacific Residences (1952) and The Statler Residences (19 floors, 1.5 months free). Tall ceilings, original architecture and character you can't get in new construction, with fewer amenities.
Main Street boutique. The Drakestone (2019, 20 floors, 4.5 stars, 1 month free) and Main 3 Downtown (17 floors, 1 month free) sit right on Main Street's restaurant row.
Getting Around from Downtown
Downtown is the DART rail hub: every light rail line runs through it, with stations like Akard Station, Pearl/Arts District Station, West End and Convention Center. If you want to live without a car, or use one only on weekends, Downtown and Uptown are the two corridors where that's realistic.
The AT&T Discovery District anchors foot traffic around the AT&T headquarters, and Main Street Garden, the Dallas Arts District and the Dallas Farmers Market give each pocket of Downtown its own feel. Klyde Warren Park sits on the northern edge over Woodall Rodgers Freeway, a short walk from Atelier and AMLI Fountain Place.
For drivers, I-35E, I-30 and Woodall Rodgers ring the core, so getting out of Downtown is quick in most directions. Parking is the trade-off: some conversions have limited garage space or rely on nearby structured lots, which is why we confirm parking terms per building before you tour.
Who Downtown Suits Best
Downtown suits transit-first renters and anyone commuting to an office in the core, including the AT&T campus. It's also the best corridor for budget renters who still want a real high rise: four communities start under $1,250.
Renters who love architecture tend to prefer the conversions. Renters who want the tallest towers and biggest views should look at The National, The Sinclair, AMLI Fountain Place and Atelier.
It suits you less well if you want a quiet, tree-lined residential street outside your lobby, or if you'll drive daily and need a guaranteed reserved space. Those renters often end up in Turtle Creek or Knox-Henderson instead.
What Our Renters Tell Us
"I wanted a high rise under $1,500. They found a Downtown loft with two months free that I never saw on the portals."
"Transferring from Chicago with three weeks to find a place, I got five buildings near my office, live video tours, and signed without a second trip."
Inside the Core: ZIP Codes, Rail Lines and Landmark Buildings
Downtown Dallas covers ZIP codes 75201 and 75202, and its resident count roughly doubled from 5,291 in the 2010 Census to an estimated 10,766 by 2017 as office buildings became apartments and new towers rose. That history is why 1910s loft conversions sit a block from 2024 glass towers.
The Dallas Power & Light building shows the trade-off well: a 1931 Art Deco tower by Lang & Witchell, named a Dallas Landmark in 2003 and converted to apartments by 2005. Conversions like it offer tall ceilings and character, while garages and amenity decks are usually stronger at The Sinclair, Atelier and AMLI Fountain Place.
Getting around is the core's strength. DART light rail and the Trinity Railway Express meet here, with stations at Akard, St. Paul, Pearl/Arts District and West End. Oncor delivers power citywide but doesn't sell it, so you pick your own retail electric provider when you set up the account.
Our affordable high rise apartments and apartments near dart searches cover every tower on this page.
