Why Searching Alone Is Hard

Design District Concessions: Read the Fine Print

The local catch

Reading the fine print on a Hi Line Drive 3-months-free offer

The problem: Both towers advertise 3 months free, but the lease may spread the credit, front-load it or tie it to a longer term, and year-two rent is quoted from base rent.

Why it happens here: With only two towers in a former warehouse district hemmed in by I-35E and the Trinity levee, Dallas Urby and 1400 HiLine compete head to head for medical and design-industry renters, and concessions are how they do it.

How we handle it: Our affordable high rise search puts both offers side by side on net effective rent and renewal cost, so you choose on the real number.

Touring 15 towers to find 3

Renters searching alone often see 10–15 buildings before they find a short list worth applying to.

Listings skip what matters

Floor-level pricing, noise by stack, management responsiveness and which buildings negotiate rarely appear online.

Upper floors lease quietly

Top-floor and penthouse units often lease during the 60-day notice window, before they are photographed.

Application fees for a no

Each building sets its own credit tier. At $50–$100 per application, guessing wrong adds up.

Rents & Specials

Why 3 Months Free Changes the Math

Both Design District towers are offering 3 months free, the deepest concession we're tracking anywhere in Dallas. Dallas Urby (1930 Hi Line Dr, 2022, 27 floors, 4.7 stars) adds a $500 gift card on top, and runs $1,900 to $3,950. 1400 HiLine (1400 Hi Line Dr, Hines, renovated 2024, 23 floors) runs $1,998 to $3,925.

Here's what that does to rent. On a 12-month lease, 3 months free is a 25% discount spread across the year. A $2,400 unit with 3 months free works out to about $1,800 a month net effective, which puts a new A+ tower in the same range as Downtown conversions and older towers.

Two cautions. First, how the free months are applied matters: upfront, spread across the term, or at the end. Second, your renewal will be quoted on base rent, not net effective rent. We walk you through both before you sign, and our Building Comparison Tool shows the effect side by side.

Medical District commutes

We know the drive and parking realities for UT Southwestern and Parkland staff.

Building by Building

Dallas Urby vs. 1400 HiLine

Dallas Urby is the newer and taller of the two, built in 2022 with 27 floors and studios through 2-bedrooms. Residents rate it 4.7 stars, one of the higher averages among Dallas towers in its price range. Its current offer is 3 months free plus a $500 gift card.

1400 HiLine is a Hines-managed tower originally built in 2013 and renovated in 2024. It has 23 floors, studios through 2-bedrooms, and a 3.9-star average. It's also offering 3 months free.

In practice, renters choosing between them usually decide on floor plan and view. Both towers look toward the Downtown skyline from upper floors, and both are close enough to the Medical District for a quick commute. We'll pull live availability at both so you can compare the same floor plan, floor level and net effective rent.

Commutes & Transit

Getting Around from the Design District

The Design District sits along Stemmons Freeway (I-35E) just northwest of Downtown, with Hi Line Drive as its main residential street. Galleries, showrooms and restaurants line the blocks between the two towers, and the Trinity Strand Trail gives you a paved route for walking, running and biking.

The Southwestern Medical District, including UT Southwestern and Parkland, is next door. That's a big reason healthcare transferees and medical residents shortlist this corridor. Uptown and Victory Park are a short drive east, and Downtown is just south.

It's a quieter, more spread-out neighborhood than Uptown. Plan on driving or rideshare for most errands, and ask us about each building's garage terms.

Fit Check

Who the Design District Suits Best

The Design District is ideal for value-focused renters who still want new A+ construction. With 3 months free, net effective rent here can match older buildings elsewhere.

It's a natural fit for healthcare professionals and medical transferees working at the Southwestern Medical District, and for creative professionals who like gallery streets over nightlife strips.

It suits you less if you want a big choice of towers (there are two), or a highly walkable daily routine. Uptown and Downtown are better for car-free living.

Between the Levee and I-35E: Local Context

The Design District sits just northwest of Downtown in ZIP 75207, boxed in by I-35E on the north and east, Wycliff Avenue and the Trinity River levee on the west, and Continental Avenue on the south. It began as a warehouse district and is now known for design showrooms, galleries and, more recently, upscale apartments.

That compact footprint explains the concessions. Only two towers, Dallas Urby and 1400 HiLine, compete for renters on Hi Line Drive, and both currently offer 3 months free. The levee next door is part of a system the city finished in 1931 and has run since 1968, protecting about 10,000 acres of developed land along the river.

The Southwestern Medical District spans about 1,000 acres and employs more than 35,000 people across UT Southwestern, Parkland and Children's Medical Center Dallas. For hospital staff, that means one of the shortest commutes of any A+ high rise in the city.

Our affordable high rise apartments and corporate housing & relocation searches cover every tower on this page.

Straight Answers

What Renters Ask About the Design District

How many high rises are in the Dallas Design District?

Two: Dallas Urby (27 floors) and 1400 HiLine (23 floors), both on Hi Line Drive.

Are both towers really offering 3 months free?

Yes. Both Dallas Urby and 1400 HiLine are currently offering 3 months free, and Dallas Urby adds a $500 gift card. We confirm terms and lease length before you apply.

What does 3 months free do to my rent?

On a 12-month lease it's roughly a 25% discount. A $2,400 base rent works out to about $1,800 a month net effective.

What happens at renewal after a 3-months-free lease?

Renewals are priced from base rent, not net effective rent, so your monthly payment can jump in year two. We help you plan for that up front.

How close is the Medical District?

Next door. The Southwestern Medical District covers about 1,000 acres between I-35E and the Dallas North Tollway, including UT Southwestern, Parkland and Children's Medical Center Dallas, and employs more than 35,000 people. That's why these towers are popular with healthcare staff.

What do Hi Line Drive high rises cost?

Dallas Urby runs $1,900 to $3,950 and 1400 HiLine runs $1,998 to $3,925, before concessions.

Is the Design District walkable?

Partly. Hi Line Drive has galleries and restaurants, and the Trinity Strand Trail is nearby, but most errands are easier by car than in Uptown or Downtown.

Which is better, Dallas Urby or 1400 HiLine?

Dallas Urby is newer (2022), taller and rated 4.7 stars. 1400 HiLine was renovated in 2024 and rated 3.9 stars. The right one usually comes down to floor plan, floor and view.

What is the levee on the western edge?

It's part of the Trinity River levee system, which the city completed in 1931 and has operated since 1968. It protects about 10,000 acres of developed property along the river. If flood coverage matters to you, get a renter's insurance quote before signing, and we can share each building's insurance requirements.
