Uptown High Rise Searches: Where Renters Get Stuck
Game-night crowds and guest parking around the AAC plaza
The problem: You sign for a Victory Park skyline view, then find the plaza below fills with crowds and your guests can't park on Mavericks, Stars or concert nights.
Why it happens here: The American Airlines Center holds up to 21,000 people and has hosted both teams since 2001, so event traffic is a regular part of life in the towers around it.
How we handle it: Our best-view high rise search flags which stacks at The Victor, The Katy and Cirque face away from the plaza, and we confirm guest parking rules before you tour.
Touring 15 towers to find 3
Renters searching alone often see 10–15 buildings before they find a short list worth applying to.
Listings skip what matters
Floor-level pricing, noise by stack, management responsiveness and which buildings negotiate rarely appear online.
Upper floors lease quietly
Top-floor and penthouse units often lease during the 60-day notice window, before they are photographed.
Application fees for a no
Each building sets its own credit tier. At $50–$100 per application, guessing wrong adds up.

What Uptown High Rises Cost Right Now
Uptown is where you'll find both ends of the Dallas high rise market on the same few streets. At the top, Selene Luxury Residences (2620 Maple Ave, Kairoi) runs $3,001 to $20,970, Maple Terrace (3003 Maple Ave, Hines) reaches $20,040, and 2811 Maple (2025, 31 floors) tops out at $18,975. These are the buildings where upper-floor and penthouse units often lease before they ever reach the portals.
The middle of the corridor is crowded, which is good for you. Around 20 towers start between $1,900 and $2,600 for their smallest units, including Aster ($1,890), Glass House by Windsor ($1,908), Residences at The Grove ($1,961), Carlisle and Vine ($1,980) and One Uptown ($2,000). When that many similar buildings compete for the same renter, concessions follow.
At the entry end, The Arcadian in Victory Park starts at $1,409, Skyhouse Dallas at $1,420, Whitney Uptown at $1,485 and Victory Place at $1,605. Ratings vary a lot down here (Skyhouse Dallas averages 2.9 stars, Victory Place 4.2), so the cheapest base rent is not always the best value. We'll tell you why before you tour.

How the Uptown Towers Break Down
We group the 33 Uptown communities into four clusters, because each one suits a different renter.
Maple Avenue ultra-luxury. Selene, 2811 Maple and Maple Terrace sit within a few blocks of each other on Maple Avenue. Selene holds a 4.9-star resident average in a 12-story building, while 2811 Maple (31 floors, FirstService) is the newest. Maple Terrace currently offers 4 weeks free. These buildings suit renters who want concierge service, fewer units per floor and finishes that justify a $10,000-plus budget.
Victory Park towers. The Victor (39 floors, Hines, 2 months free), The Katy (24 floors), Ascent Victory Park (23 floors), Cirque Residences (28 floors, 1.5 months free), The 23 (24 floors, 6 weeks free) and Victory Place (25 floors) cluster near the AAC. Expect skyline views, walkable game nights and some of the deepest specials in Uptown.
Turtle Creek. Novel Turtle Creek (6 weeks free), Hanover Turtle Creek (2025, 8 weeks free) and Parkview Turtle Creek by Hanover (2026, 6 weeks free) face the creek's tree canopy. Two of the three are in lease-up, which is why concessions here are unusually strong for new A+ product.
Core Uptown and West Village. Residences at Park District (34 floors), Cortland on McKinney (27 floors), Gables Park 17 (25 floors), Brady, One Uptown, Uptown by Onni, The Ashton, 3700M, Cortland M-Line, Mondrian West Village and Ardan West Village fill out the walkable grid near the trolley. Remi offers a $0 deposit, and Ardan West Village advertises reduced deposits, which helps renters short on upfront cash.
Getting Around from Uptown
Uptown carries a Walk Score of 89 and a Transit Score of 87, the strongest combination of any Dallas high rise corridor. The free McKinney Avenue Trolley (M-Line) runs the spine of the neighborhood, and Cityplace/Uptown Station connects you to DART Light Rail. Victory Park towers like The Victor, The Katy and Ascent sit within walking distance of Victory Station and the American Airlines Center.
By car, Downtown is about 5 minutes away via Woodall Rodgers Freeway, and Dallas Love Field is roughly 20 minutes out. The Dallas North Tollway gives northbound commuters a direct line toward Plano and Frisco employers, which is why many Legacy West commuters still choose Uptown for its nightlife and walkability.
Traffic matters at the building level too. Towers fronting McKinney Avenue and Cedar Springs pick up more street noise on lower floors, while Turtle Creek buildings set back along the creek tend to be quieter. Victory Park changes character on game and concert nights at the AAC, when guest parking gets tight and plaza noise rises.
Who Uptown Suits Best
Uptown works best for professionals upgrading from garden-style or mid-rise living who want to walk to dinner, the Katy Trail and Klyde Warren Park. It's also the default shortlist for corporate transferees who don't yet know Dallas, because almost every commute is manageable from here.
Dog owners do well near the Katy Trail and Turtle Creek Park, though weight and breed rules vary tower by tower. Downsizers often prefer the Turtle Creek buildings for quieter streets and greenery views.
It suits renters less well if you need guaranteed quiet on weekends near McKinney Avenue, or if you're commuting daily to Frisco and want to avoid the Tollway. In that case we'll usually show you the suburban towers too.
What Our Renters Tell Us
"Transferring from Chicago with three weeks to find a place, I got five buildings near my Uptown office, live video tours, and signed without a second trip."
"They told me upfront which towers would accept my credit. One application, one approval, no wasted fees."
Local Knowledge, From the AAC to Maple Avenue
Uptown, Turtle Creek and Victory Park form one walkable high rise district across ZIP codes 75201, 75204 and 75219, run partly as a public improvement district just north of Downtown. Nearly three quarters of the 33 towers here opened in 2015 or later, mixed with older buildings like Whitney Uptown (1986) and Remi (1998).
The Katy Trail forms the northwest edge on the old MKT rail line and runs 3.5 miles from the American Airlines Center to Mockingbird Station, which is why dog owners and runners shortlist the Turtle Creek and West Village towers first. The free M-Line trolley covers 40 stops between Cityplace/Uptown Station and St. Paul Station, so a car is optional for many residents.
Victory Park changes on event nights. The AAC holds up to 21,000 people for concerts and has hosted the Mavericks and Stars since 2001, so we track which stacks face the plaza, which garages restrict guests, and which towers along Maple Avenue stay quiet either way.
Our best views high rise apartments and luxury high rise apartments searches cover every tower on this page.
