The terms that apply when you use our website and apartment locating services.

## 1\. Agreement to Terms

By using dallashighriseapartments.com or our apartment locating services, you agree to these Terms of Service. If you do not agree, please do not use the site or services. Dallas High Rise Apartments is operated by Spirit Real Estate Group, a Texas real estate brokerage (TREC License #562021).

## 3\. Free to Renters

Our services are free to renters. Participating apartment communities pay our brokerage a referral fee when a renter we refer signs a lease. To keep our services free, please name Dallas High Rise Apartments / Spirit Real Estate Group as your locator when you first contact or visit a community and on your rental application. Communities may not honor a referral that was not disclosed at first contact.

## 4\. Information Accuracy

Rents, concessions, availability, screening criteria, amenities and policies come from communities, public sources and our own research. They change frequently and are not guaranteed. Always confirm current terms with the leasing office and in your lease before signing. Market statistics are attributed to their sources and dates. Calculator results are estimates only.

## 5\. No Guarantee of Approval

Each community makes its own leasing and screening decisions. We share information about typical requirements to help you choose where to apply, but we cannot guarantee approval, pricing or availability. Application fees are set and collected by communities.

## 6\. Your Responsibilities

-   Provide accurate information in our questionnaire and in any application you submit
-   Review your lease and all community documents carefully before signing
-   Use the site lawfully and not attempt to disrupt or misuse it
