About Our Service

## General

### What do you count as a high rise?

Ten or more residential stories. We also include select 7–9 story mid-rises where the finishes, concierge service and construction match what you'd get in a true tower. Our inventory runs from 11-story Peridot and Skyline at Kessler up to The National at 52 floors.

### Can you help with an eviction or criminal record?

Not on this site. We track credit tiers, income multiples, rental history lookbacks and deposit alternatives at every building. Eviction, criminal and broken-lease situations are handled through our second chance sites, which track a different set of buildings and criteria.

### What are the newest Dallas high rises?

2811 Maple, The Galatyn, Hanover Turtle Creek, Hanover Preston Hollow and Thirty One Eleven Sunset delivered in 2025, and Parkview Turtle Creek by Hanover arrived in 2026.

### What is the tallest apartment building in Dallas?

In our inventory, The National at 52 floors, followed by The Sinclair Residences (49) and AMLI Fountain Place (45).

How It Works

## Process & Screening

### How many buildings will I tour?

Usually 3–5. We match your budget, move-in date, corridor and must-haves against the 76 high rise communities we track, then cut anything that fails on credit tier, pet rules, parking or floor availability. Most renters touring on their own see 10–15 buildings to get to the same shortlist.

### How fast will I hear back?

Text replies come in under 5 minutes during business hours (Mon–Fri 8 AM to 8 PM, Sat 9 AM to 5 PM). Questionnaires sent after hours are answered first thing the next business morning.

### What credit score do Dallas high rises require?

Most set a 600–650 minimum. Newer A+ buildings often require 650 or higher. Several accept 550+ with an additional deposit or a guarantee program such as TheGuarantors or Rhino. We know which tier each building sits in before you apply.

### How much income do I need?

Typically 2.5x–3x the monthly rent in gross income. Some buildings with rents above $5,000 accept 2x when you can show strong assets. Use our Budget Calculator to see the rent your income supports.

### Can I lease before I move to Dallas?

Yes. We shortlist by commute, run live video tours of the actual unit (not the model), and coordinate the application remotely. Many transferees sign before they ever land at DFW.

Pricing

## Rents, Specials & Costs

### Is your apartment locating service really free?

Yes. The community you lease at pays our brokerage a referral fee, and renters pay nothing. Your rent is the same rent you'd be quoted walking in on your own. We're licensed through Spirit Real Estate Group (TREC #562021), so the arrangement is disclosed in the TREC Information About Brokerage Services notice linked in our footer.

### What move-in specials are Dallas high rises offering?

Four to eight weeks free is typical right now. The Design District towers, Dallas Urby and 1400 HiLine, offer 3 months free. Look-and-lease credits of $500–$1,000 are common, and a few buildings like Remi and Ardan West Village offer $0 or reduced deposits instead.

### What does a luxury high rise cost in Dallas?

Luxury 1BRs start above $2,500 a month. Ultra-luxury runs from about $10,000 to past $20,000, for example Selene ($3,001–$20,970), 2811 Maple ($3,875–$18,975) and The Galatyn ($18,600–$20,000).

### Is parking included in Dallas high rise rent?

Sometimes. Some buildings include the first space, others charge monthly for reserved or unassigned spots, and a few run valet. We list the true monthly total so you compare like with like.

### What is the cheapest Dallas high rise?

Skyline at Kessler starts from $909, then The Continental at Mercantile Place ($1,049) and The Kirby ($1,143).

Where to Live

## Neighborhoods

### Do you have high rises near Legacy West?

Yes. The Kincaid at Legacy (25 floors, $1,929–$15,250) and LVL29 (29 floors, $2,060–$13,580) sit in Plano's Legacy West, close to Toyota, Liberty Mutual and JPMorgan Chase.

### Which corridor suits dog owners?

Uptown and Turtle Creek, near the Katy Trail and Klyde Warren Park. Weight caps, breed lists and pet rent vary by building, so we confirm your pet qualifies before you tour.
