# What Changes Above 10 Stories: Building Systems in Dallas's 2024–2026 Towers

Elevators, concrete construction and wind at height: what to check in Dallas towers delivered 2024–2026, from The Sinclair (49 floors) to 2811 Maple (31).

Once a building passes about 10 stories, the way it’s built changes. So does daily life inside it. With a wave of Dallas towers delivered between 2024 and 2026, including **The Sinclair Residences** (49 floors), **2811 Maple** (31), **Hanover Preston Hollow** (23), **Hanover Turtle Creek** (21) and **Parkview Turtle Creek by Hanover** (20), this is a good moment to look at the systems that matter most to residents. This post focuses on building systems in recent deliveries, not the general high rise vs. mid rise comparison, which our

 covers.

## Elevators: Count, Speed and Dispatch

![Destination dispatch keypad and brass elevator doors in a new tower lobby](/images/content/destination-dispatch-elevator-keypad-and-brass-ele.webp)

Elevators are the single biggest daily-life factor in a tower. What to check:

- **Units per elevator.** Fewer units per car means shorter waits at 8 a.m.
- **Destination dispatch.** Some new towers use keypads in the lobby that group riders by floor. It’s efficient once you’re used to it.
- **Service elevator.** A dedicated freight or service car keeps move-ins and pets out of the main cars.
- **Redundancy.** When one car is down for maintenance, how many are left?

In a 49-story tower like The Sinclair, elevator planning shapes your commute more than the drive does.

## Concrete Construction

Almost every

building is concrete, usually **post-tension concrete** slabs. Compared with the wood framing used in most garden-style and many mid rise buildings, concrete transfers far less sound between units and allows longer open spans and bigger windows. It’s a main reason residents describe high rises as quieter. It doesn’t stop all noise: plumbing, hallway doors and neighbors’ bass still travel. Our guide to

noise by floor

explains where sound comes from at height.

> **Advisor note**
>
> In a brand-new tower, ask which floors were finished last. Late punch-list work on nearby floors is the most common source of noise for first-wave residents.

## Glass and Wind

![Floor-to-ceiling low-E glass on an upper floor with the Dallas skyline](/images/content/floor-to-ceiling-low-e-glass-window-on-an-upper-fl.webp)

New Dallas towers lean heavily on **floor-to-ceiling glass**. The views are the point. Two things to check:

- **Glazing performance.** Low-E coatings and good seals matter in Dallas summers, especially on west-facing units.
- **Wind at height.** Above the surrounding buildings, wind can whistle at corners and balcony doors. Corner units on upper floors feel it most.

## Mechanical Floors and the Roof

Towers put heavy equipment somewhere: often on a mechanical floor partway up and on the roof. Units directly above or below mechanical levels can hear pumps and fans. Rooftop amenity decks and sky lounges bring their own weekend noise. Ask where the mechanical floors are before choosing a unit.

## Smart Systems in 2024–2026 Deliveries

Recent towers commonly include smart-lock entry, app-based guest access, package rooms with cold storage, fiber-optic internet and controlled-access garages. These are worth confirming during lease-up, when some systems may still be getting set up.

## Questions to Ask on a Tour of a New Tower

Bring these to any tower delivered in the last few years:

1. How many elevators serve residential floors, and is there a service elevator?
2. Does the building use destination dispatch, and how are guests handled?
3. Where are the mechanical floors and the amenity deck relative to my unit?
4. What glazing is used on west- and south-facing units?
5. Are smart-lock and app-based access systems fully working?
6. Is internet fiber to the unit, and which providers are available?
7. Is any construction or punch-list work still active?

## Height, Comfort and Cost

Taller doesn’t always mean better for daily life. In a 49-story tower like The Sinclair, upper floors offer remarkable views but longer elevator trips. In a 20-story tower like Parkview Turtle Creek, trips are short and views of the Turtle Creek canopy are close. Floor premiums usually rise faster near the top. Our

page explains where premiums stop paying off.

## Why Systems Matter More in Year Two

During lease-up, residents notice concessions and finishes. By year two, they notice elevator waits, HVAC performance and how quickly maintenance responds. Those systems decide whether a new tower feels new for a long time. It’s worth asking early residents how things are running before you sign.
