# How Free Rent Weeks Work This Fall: Q4 2026 Concession Math for Dallas High Rises

Fall and winter are when Dallas high rise concessions peak. See how 4–8 weeks free changes net effective rent on a 12–15 month lease in Q4 2026.

Every fall, Dallas leasing slows down. Fewer people move between October and February, and high rises respond with bigger concessions to fill units before the spring rush. Q4 2026 is shaping up the same way: **4–8 weeks free** is typical at

right now, and some buildings are offering much more. This post walks through the math, using specials live in early October 2026, so you can compare offers on equal terms.

## Why Concessions Peak in Fall and Winter

Leasing demand in Dallas follows the calendar. Summer is busy, with graduates, school-year moves and corporate transfers. Fall and winter are quieter. Buildings with units coming open in November, December and January would rather offer free weeks than carry a vacancy through the holidays.

Lease-up towers

[/new-high-rise-apartments/ →](/new-high-rise-apartments/)

add to the pressure, because they need occupancy on a schedule. With DFW vacancy at **6.6%** (Marcus & Millichap, Q2 2026), there’s room for renters to choose.

## The Math: Net Effective Rent

The number to compare is **net effective rent**: what you actually pay per month on average once free time is spread across the lease.

![Lease with highlighted concession terms beside a calculator](/images/content/lease-agreement-with-highlighted-concession-terms-.webp)

The formula is simple: total rent you’ll pay over the lease, divided by the number of months. One week of free rent is roughly 12/52 of a month.

Here are worked examples using a $3,000 base rent:

| Special | Lease length | Free rent value | Net effective rent |
| --- | --- | --- | --- |
| None | 12 months | $0 | $3,000 |
| 4 weeks free | 12 months | about $2,769 | about $2,769 |
| 6 weeks free | 13 months | about $4,154 | about $2,680 |
| 8 weeks free | 14 months | about $5,538 | about $2,604 |
| 2 months free | 12 months | $6,000 | $2,500 |
| 3 months free | 12 months | $9,000 | $2,250 |

Notice how lease length interacts with the special. Eight weeks free sounds bigger than two months, but spread across 14 months it nets a smaller monthly discount than 2 months free on 12.

> **Advisor note**
>
> Always ask what lease length the special requires. A headline offer often assumes a 13- to 15-month term.

## Live Examples This Fall

Real specials from our inventory, early October 2026:

- **Hanover Turtle Creek** (2025, 21 floors, $2,225–$12,790): 8 weeks free
- **The Victor** (Victory Park, 39 floors, $2,121–$14,244): 2 months free
- **Parkview Turtle Creek by Hanover** (2026, 20 floors): 6 weeks free
- **Dallas Urby** and **1400 HiLine** (Design District): 3 months free
- **Atelier Tower** (Downtown, 41 floors): 2 months free plus a look-and-lease credit

## Upfront, Spread or Later?

Two buildings can offer the same 6 weeks free and apply it differently:

![Calendar with free rent months marked beside a high rise window](/images/content/calendar-showing-free-rent-months-marked-in-gold-o.webp)

1. **Upfront.** Your first month or more is free. Lowest move-in cash.
2. **Spread.** Each monthly payment is reduced. Easier budgeting, no upfront savings.
3. **Later.** A free month partway through the lease, sometimes at the end.

Net effective rent is the same in all three, but your cash flow isn’t. If move-in cash is tight, ask for upfront application. Our

## The Renewal Reset

Here’s the part most renters miss. Your renewal is priced from **base rent**, not net effective rent. If you take 2 months free on a $3,000 apartment, you average $2,500 this year. Next year’s renewal quote starts from $3,000, plus any increase. Plan for it now. A longer initial lease, say 14 or 15 months, can push your renewal into a slower season with better negotiating leverage. Our

## Concession Math at Different Rents

The same special matters more at higher rents. Here’s 6 weeks free on a 13-month lease at three price points:

| Base rent | Free rent value | Net effective rent | Monthly savings vs. base |
| --- | --- | --- | --- |
| $1,800 | about $2,492 | about $1,608 | about $192 |
| $3,000 | about $4,154 | about $2,680 | about $320 |
| $6,000 | about $8,308 | about $5,361 | about $639 |

At luxury rents, the dollar value of a concession can rival a year of parking or pet rent combined.

## Concessions vs. Lower Rent: A Two-Year View

Imagine two towers. Tower A quotes $3,000 with 2 months free on a 12-month lease. Tower B quotes $2,600 with no special.

- **Year one:** Tower A nets $2,500 a month; Tower B costs $2,600. Tower A wins by $100 a month.
- **Year two:** Tower A renews from $3,000; Tower B renews from $2,600. Before any increase, Tower B now wins by $400 a month.

Over two years, Tower B comes out ahead unless Tower A offers a renewal concession too. That’s why we ask about renewal history before recommending a concession-heavy building to renters who plan to stay.

## Timing Your Fall Move

If you’re flexible, these steps help you catch the best fall and winter deals:

1. **Start looking 60 days out**, inside most buildings’ availability window.
2. **Ask about end-of-month specials**, when leasing teams push to hit targets.
3. **Consider a 13- to 15-month lease** to move your renewal out of next summer’s busy season.
4. **Be ready to sign quickly** if a look-and-lease credit is on the table.

## How to Use This Fall’s Specials

- Compare every offer on net effective rent, not the headline
- Confirm the required lease length
- Ask how and when the free time is applied
- Ask what renewal pricing looked like for last year’s residents
- Use the
